A
summary of the most commonly referred to rules of the
Campau Farms condominium
association has been listed below. Feel free to click
on a rule for more details.
Aesthetics
Common
areas are not to be used for storage of personal property,
trash, refuse, supplies or materials. Garage doors must
stay closed at all times except to enter and exit. Balconies
and porches are not to be maintained in an unsightly fashion.
Furniture consistent with normal and reasonable use can
be stored on balconies during the seasons when they are
in use.

Alterations
and Modifications of Units and Common Areas
Co-owners
cannot alter the exterior appearance, change common elements
or make structural changes inside their units without
Board approval.

Association's
Right of Access
The
Association, and its authorized agents, has the right
to access a co-owner's unit and any limited common element
appurtenant to it, as necessary for the maintenance, repair,
or replacement of common elements, upon notice to the
co-owner. The Association, and its authorized agents,
can access a co-owner's unit, without notice, in order
to make emergency repairs to prevent damage to the common
elements or to another unit or common area, when the unit
owner is absent and has failed to provide a means of access.

Barbecue
Grill
Co-owners
may only use charcoal or electric grills on their balconies
or within five feet of the front of their garages. An
adult must attend to the grill while it is in use. Extinguish
the fire before leaving the grill unattended. A fire extinguisher
should be readily available in case of a fire.

Bulk
Trash Collection
Trash
containers must remain inside your garage, except you
may place your receptacle outside the garage in preparation
for trash collection. The container may be placed out
no sooner that 6:00 PM on the evening before trash pick-up.
You must return the container to your garage by 10:00
PM the day of trash collection. The Association's collection
day is Friday.
Bulk
Trash pick-up is seasonal. Bulk items must remain inside
your garage and placed out no sooner than 6:00 PM on the
evening before Bulk pick-up. One cubic yard of bulk cannot
weigh more that 1,000 pounds. One cubic yard is the size
of a couch, stove or refrigerator. Bulk items totaling
more than one cubic yard or weighing more than 1,000 pounds
will not be collected, and the homeowner/tenant will be
subject to a fine of up to $10,000. Check the gray left
side for dates.

Carpeting
All
terrace homes must be carpeted throughout except for the
bathrooms and kitchen areas. However, upon written request,
the Board may approve installation of hardwood floors
and/or ceramic tile in portions of a unit.

Co-owner
Maintenance
Co-owners must maintain their units
and limited common elements appurtenant to their units
in a safe, clean and sanitary condition. Co-owners are
required to report to any common element that is damaged
or in need or maintenance, repair or replacement.

Curtains
and Drapes
Curtains
and drapes must have white liners to maintain a uniform
appearance from the outside of the buildings.

Gate
Security
As
a gated community homeowners should be mindful of tailgating
as you enter and exit the complex. TAILGATING WILL NOT
BE TOLERATED. In short, no one should be entering or exiting
unless they have put in the code or swiped their card.
Violators will be fined. Neon Parking Stickers have been
proposed by the Campau Farms Broad. There will be an ID
Number on the stickers to easily identify who belongs
in the complex.
NEVER
leave access cards in vehicles parked outside.
PLEASE stop and wait for the gate to close behind you,
when entering or exiting, to prevent unauthorized vehicles
from entering.
DO NOT "tailgate" through the entry or exit
gates. Simply hold your card in front of the reader to
allow yourself time to drive through the gate. The gate
does not need to be closed to use the card.
PLEASE CALL or EMAIL the Magar office if you experience
trouble accessing the gate. Attn: Pam; Subject: Gate Security
REPORT all criminal activity to the Detroit Police Department,
and to the Magar office. It is important so that we can
make changes to our security protocols, based on KNOWN
criminal activity in our community.

Insurance
Coverage
All
co-owners must carry homeowner or condominium insurance
coverage consistent with the requirements in the Condominium
Bylaws. Co-owners must submit any claims arising within
their units to their own insurance carrier before submitting
it to the Association. The Association's insurance policy
will only apply after the coverage provided by a co-owner's
homeowner's or condominium policy.

Landscaping
Co-owners
must not perform landscaping, or plant trees or shrubs
without the Board's written consent. However, co-owners
may plant annuals in their front yard.

Leasing
Michigan
law and the Association's Condominium by-Laws require
that co-owners planning to lease their units must send
a copy of the lease agreement it plans to use to the Board
of Directors at least 10 days before presenting the lease
to the potential lessee. The Board will review the lease
to make sure it contains language that protects the rights
of the Association. Once the parties sign the lease, the
co-owner must send an executed copy to the Board. Co-owners
are liable for violations committed by their lessee or
non-owner resident. The Board may hold co-owners liable
for damages caused by the lessee or resident and may evict
the tenant or resident. Co-owners must provide the tenant
with a copy of the Condominium Master Deed and any amendments.

Parking
Each
co-owner has two parking spaces - the inside of the garage
and the apron area outside the garage. Co-owners and residents
in their units are not to use visitors parking overnight.

Pets
Co-owners
must obtain written approval from the Board of Directors
to maintain a household pet. Co-owners may keep one domesticated
dog or one cat in their unit. You must collect and dispose
of any feces your pet deposits on the property.

Residential
Use
Only
a single family may occupy a condominium unit. No unit
can be used for commercial or business offices.

Sale
of Unit
Co-owners
planning to sell their units must give the Association
written notice. The co-owner must give the name and address
of the intended purchaser. Co-owners shall provide a copy
of the Condominium Master Deed and any amendments to the
proposed purchaser.

Satellite
dish installation
Co-owners
must obtain written approval from the Board of Directors
before installing a satellite dish. Obtain a copy of the
Satellite Dish Approval Form from our management company,
Magar and Company, complete the form and return it to
Magar. Make sure the satellite dish is installed in the
proper location. If the dish is being placed in the front
of your unit, it must be attached to a pole no higher
than three feet and placed behind the bushes and shrubs
and in front of the air conditioning pump in the front
yard. Do not attach it to the front of the building. If
the dish is being located in the back of your unit, have
it installed on the side of the deck platform border.
You will be asked to relocate your satellite dish if it
is installed improperly.

Campau Farms Condominiums
Whereas,
the Board of Directors for Campau Farms Condominiums,
has agreed to not restrict a Co-owners right to access
a satellite signal or unduly increase the costs of access
to a satellite
signal for television reception, it is hereby declared
that:
1.
Any satellite dish located at Campau Farms Condominiums,
shall be one meter or less
in diameter.
2.
Location of the satellite dish shall be at the discretion
of the Board of Directors and may
not be installed without the express written consent of
the Board of Directors in the
form of an approved application for installation.
3.
The satellite dish must be reasonably concealed from the
sight-line of the street traffic
throughout Campau Farms Condominiums.
4.
Cable for the dish may not be routed along the exterior
surface of the building.
5.
The approval location for the satellite dish by the Board
of Directors shall be awarded
on a case by case basis by the Board of Directors. Upon
receipt of an approved
application for installation of a private satellite dish
on the common or limited elements
of Campau Farms Condominiums, the owner of the satellite
dish shall agree to the
following:
A.
To indemnify and hold the Association harmless for any
damage caused to the
common or limited common elements of the Association and/or
any liability
arising from the location and installation of the satellite
dish.
B.
To maintain the satellite dish and any related hardware
in a manner that causes
the equipment to remain reasonably attractive and in sound
structural condition.
C.
To restore any damage to the common or limited common
elements as a result
of installing, maintaining, removal or replacement of
the satellite dish.
D.
To hold the Association and its vendors harmless for any
damage caused to the
satellite dish or related equipment in the course of providing
maintenance
services to the Association, such as lawn maintenance,
snow removal, etc.
6.
The location, use and entitlement to these devices, and
these rules governing the same,
shall be subject to change as future regulations are promulgated
by the Federal
Communications Commission. There shall be no vested rights
created by any approval;
all approvals being simply a license granted on a temporary,
conditional basis.
In accordance with the terms listed herein, the Board
of Directors does hereby grant the Coowner
_____________________________whose condominium unit is
located at
_________________________________________permission to
install a private satellite
dish in the following manner and at the location described
below:
A.
Located on the outside base of the appurtenant balcony
of the condominium
unit, provided that the dish is not attached to the building
structure.
B.
Located in the flower bed in front of the co-owners
unit, behind the
shrubs, but in front of the air conditioner unit so that
it is shielded from
view, provided that the dish is fixed to a freestanding
post that is not more than
three (3) feet in height.
Subject
to agreement to and compliance with the Satellite Dish
for Campau Farms
Condominiums, which is incorporated herein by reference,
and is an integral part of this
approval.

elements of Campau Farms Condominiums.
Furthermore,
the undersigned agrees to indemnify and hold the Association
harmless for any
acts, loses, or liability associated with the satellite
dish upon the common or limited common
elements of Campau Farms Condominiums.

Signs
Signs
and other advertising devices cannot be displayed on the
property or be visible from a co-owners unit. This includes
political signs and for sale signs. However, a real estate
agent, acting on behalf of a co-owner, may place an "open
house" sign at the Prince Hall Drive entrance on
Sunday only, after obtaining written permission from the
Board of Directors.

Storm
doors
The
storm door must be either Larson Aluminum Classic Full
Lite, Style # 254, Color #36 (almond) or Forever, Style
HD3000 in almond color. Both doors can be purchased at
Home Depot or Sears.

Swimming
Pool
Co-owners
and their guests must comply with all of the Swimming
Pool Rules as listed below:

Trash
Containers
Trash

Vehicle
Towing Policy
In
accordance with the Master Deed of Campau Farms in Elmwood
Park, Article VII, Sections 8 and 12, the following rules
and
regulations shall be implemented by Campau Farms Condominium
Association:
"Non-operational
vehicles including, but not limited to, any and
all vehicles with any flat tire, missing tire, broken
or missing
equipment or transmission or engine or any part of the
vehicle is
missing and makes the vehicle incapable of operating,
shall be
towed at the Owner's expense:
TOWING
WITHIN FORTY EIGHT (48) HOURS
(1)
If located on the Condominium Premises including, but
not
limited to, the limited common area immediately in front
of any
condominium owner's or occupant's garage, or on the Common
Area
or located at any visitor parking, and the vehicle has
not been
repaired within forty eight hours of having a violation
sticker
affixed to the vehicle by the Association; or
TOWING
IMMEDIATELY
(2)
If located on the Condominium Premises and the vehicle
has
sustained fire, electrical, collision or extensive damage,
then
the vehicle shall be removed and towed immediately after
a
violation sticker is affixed to the vehicle by the Association
and all costs related to the towing, storage and related
expenses
shall be the Owner's expense. Extensive damage includes,
but is
not limited to, a vehicle that has been involved in a
collision
or accident or has sustained damage to the body or is
incapable
of operating and being driven for one (1) mile on the
vehicle's own power.
(3)
If located on the Condominium Premises and the vehicle
has
been abandoned or is missing any license plate then the
vehicle
shall be towed immediately by the Association at the vehicle
owner's expense for all charges related thereto.
All
costs related to Sections 1, 2 and 3 that the Campau Farms
Condominium Association incurs to remove, tow, store,
sell,
market and process any vehicle, shall be borne by the
vehicle
owner and if the vehicle owner is a condominium owner,
said
expenses shall be assessed and added to the common charge
for the
Campau Farms Condominium owner who owns the vehicle in
violation
of Sections 1, 2 and 3 of the Campau Farms Condominium
Association's Vehicle Towing Policy."

Vehicles
Motorcycles
are not permitted on the premises.Cars, vans and pick-up
trucks co-owners use for personal transportation can be
parked or stored on the premises. No ladders, toolboxes,
or similar attachments are allowed. No dump boxes, flat
beds, tilt cabs or other commercial modifications are
allowed. All vehicles must have two axels, one in front
and one in back. No commercial lettering, signage or similar
identification is allowed on the vehicles.Other vehicles
such as house trailers, recreational vehicles, vans or
similar vehicles, club wagons, dune buggies, motor homes,
all terrain vehicles, snowmobiles, camping trailers can
not be parked or stored on the property unless they are
parked in garages.Trucks and commercial vehicles are not
to be parked on the property unless they are placed inside
a garage or while making deliveries or pick-ups in the
ordinary course of business.
